Project Description:

King Ranch, a 2,000 acre comprehensively designed lifestyle community, is scheduled to begin construction in 2006. Featuring a wealth of natural features, the landscape architecture team focused the community's design on preservation and restoration of these unique amenities. During the design and planning of the project, the client asked the landscape architect to design a marketing publication and multi-media presentation whose purpose was to showcase to builders, city officials, Goodyear residents, and prospective homebuyers the unique amenities and exceptional lifestyle envisioned for King Ranch. The goal of the marketing materials was to convey the quality of planning and design of King Ranch to receive development approvals while at the same time, gaining the goodwill of the residents of Goodyear.

The landscape architect decided to create the marketing package in two formats, a visually appealing, digital Flash presentation which could be self-running or interactive and a marketing book which allows viewers to experience the natural beauty and lifestyle amenities of King Ranch. Utilizing high quality graphics and text, the landscape architect designed the marketing book to tell the story of King Ranch and illustrate the quality of design and amenities the community has to offer. From the first page, readers are taken on a journey through the community from the entry feature that sets the tone for King Ranch, through the parks, trails, neighborhoods, and Village Center. Throughout the marketing package, the landscape architect conveys to the viewer the principles that guided the community design such as the conservation of natural hillsides and the restoration of former desert washes which have been altered by agricultural practices.

During the design of the marketing book, the landscape architect created two versions of a multi-media video, one self-running, the other interactive, to showcase the unique elements and environmental considerations that define King Ranch. The goal of the video was to complement the marketing book while providing viewers the opportunity to experience King Ranch in a virtual environment. To accomplish this, the landscape architect utilized images, music, narration, and 3-D video to create a virtual tour of King Ranch. Viewers learn about the restored drainage washes that form the backbone of the community trails system, experience the impact of driving into the community or wander the 40 acre community park. The landscape architect designed the video to allow viewers to see King Ranch as it is envisioned, a unique lifestyle community in harmony with nature. By showcasing the natural features alongside the many amenities, each viewer takes away an appreciation for the care and thought that fueled the design of King Ranch.

The multi-media marketing piece is a comprehensive tool designed to convey the unique elements, thoughtful design, natural beauty, and exceptional lifestyle offered at King Ranch. By creating this marketing piece, the landscape architect was able to convey to the client, the community, and the stakeholders the thoughtful design of King Ranch. The marketing package became a valuable tool in conveying the asset King Ranch will be to the entire community, paving the way for entitlement approvals.
